Cache Valley Real Estate - Current Active Listings

In the Cache Valley Real Estate market there are currently a total of 736 active residential listings.  The average price for a Cache Valley home is $246,824.  The highest home price is $3,000,000 and the lowest is $18,500.  The average time it takes to sell a home is 132 days.

Cache Valley Real Estate - 2009 Sold Homes to Date

The Cache Valley real estate market in 2009 is fairly similar to last year.  The higher end homes are obviously harder to sell.  The graph below shows the Cache Valley home sales year to date.  There is an obvious dropoff in home sales below the $300,000 mark.  In all of 2009 there have been only 68 homes sold over $300,000.  Currently in that same price range, there are 141 homes active on the MLS.  What does all of this mean?  If you are a buyer and looking for a home over $300,000, you are probably going to get a great deal because sellers are having to drop prices in order to move their homes.

  • The U.S. Senate and House passed legislation that included an extension and expansion of the tax credit for homebuyers. President Obama signed the bill into law at the end of the week.
  • Everybody can now participate in purchasing a new home!  Right now...we are probably in the best buying time in the history of the real estate market.  Properties and interest rates continue to be at all-time lows...AND don't forget the $8000 First-Time Homebuyers Tax Credit you'll receive, if you have a signed contract by April 30, 2010!  This tax credit is also available to people who haven't owned a home for three or more years, and now there's an additional $6500 Tax Credit for people who have owned their current home for 5 or more years!     

  • The $8,000 first-time homebuyer tax credit will continue until April 30, 2010, and the income limits have been increased to $125,000 for single filers and $225,000 for join filers.
  • Additionally, current homeowners who have lived in their home for five of the previous eight years are eligible for a $6,500 tax credit.
  • There is a purchase price limit of $800,000 for the home, and it must be maintained as the purchaser's primary residence for three years or the tax credit will be due back to the IRS.
  • Unlike the current tax credit program, the extended program allows any purchaser who has a binding contract in place by April 30, 2010 to close by June 30, 2010 and still qualify.
  • Why should you use a Realtor?  If you are in the Houston or Galveston County, Texas areas...why should you email or call me at all?   Because I will save you huge amounts of time and aggravation, which will save you money in the long run.  I will set up a very specific home search, with exactly the criteria you give me, that will be emailed directly to you every time a new listing is put into the MLS System!  I will also represent YOU in all real estate transactions.  I won't be representing the Seller!  If you don't have a Realtor working for and representing you...it's like going to court without an attorney...not very wise.  And remember: A Buyer does not pay the Realtor's fee...Sellers do.

    Providence Utah Real Estate - Average Days on Market

    The 2009 Providence Utah real estate market has been fairly consistent with the seasons of the market.  The October average Providence Utah home stayed on the 96 days.  That is the best month since March!  Every other month this year besides March and October have seen average numbers over the century mark.  Hopefully this trend continues downward.  Average Days on Market for Providence Utah

    Providence Utah Real Estate - Home Price Per Square Foot

    Providence Utah real estate price per square foot has been extremely up and down over the past year.  Surprisingly, January and February were the highest months this year with $99 per square foot each month.  There were only 4 Providence Utah homes sold in January and 3 sold in February.  The reason why the price per square foot was so high is that the homes that were sold were higher end, newer homes.  The average Providence Utah home price per square foot for 2009 is $86 so far.

    Wow Active Rain is a HUGE help!

    I am a fairly new agent here in Logan, Utah.  I've been a member of active rain for over a year now, and haven't done too much with it.  I logged on the other day and browsed through some of the blogs.  What a great tool that I've been missing out on.  There are so many agents on here that have had the same experiences, trials, and successes that I have had!  It's comforting to know that I have a helpto turn to.  All this time, I had a great knowledge tool right under my nose and didn't know it.  I am making it a goal to look at activerain everyday.  Are there any other tools out there that would help a newer agent?

    Logan Utah Real Estate - Homes Sold in October

    There were 41 Logan Utah homessold in the month of October.  That is the 3rd highest month for 2009 just behind June and August.  The Logan Utah real estate market still seems to be fairly steady.  In 2009, there was an average of 34 homes sold per month.  That may go down with the holiday slowdown in November and December.  In November 2008, Logan Utah had 31 homes sold.  We are on track to surpass that this month.
